These Terms of Service govern your use of los-angeles.as-ishomebuyer.com and the forms, calls and text messages connected to it. By using the site, you agree to these Terms. If you do not agree, please do not use the site.

Who We Are

los-angeles.as-ishomebuyer.com is owned and operated by We Sell Homes LA, Inc., a California corporation doing business as As-Is Home Buyer. The real estate and short sale services described on this site are provided by Nicholas Hedberg, a California real estate salesperson, DRE #02016456, licensed under Beverly & Company, DRE #02078273, the responsible broker. In these Terms, “we,” “us” and “our” mean We Sell Homes LA, Inc., except that when they refer to real estate services they mean Nicholas Hedberg, licensed under Beverly & Company, the responsible broker. You can look up the license status on the California Department of Real Estate website.

General Information, Not Advice

The content on this site is general information about selling a house. It is not legal, tax, credit or financial advice, and it is not a substitute for advice about your own situation from a qualified attorney, tax professional or financial adviser. Laws and local rules change, and a page may not reflect the latest change. Please confirm anything you plan to rely on.

Requests and Offers

Submitting a form, calling or texting us does not obligate you to sell your property, and it does not obligate us to buy it. The price and terms of any offer we make depend on the property, its title and our evaluation. An offer becomes binding only when you and the buyer sign a written purchase agreement, and that agreement, not these Terms, governs the sale. Our purchase agreement may allow us to assign it to another buyer, who would then complete the purchase on the terms of that agreement.

We Do Not Represent You

When We Sell Homes LA, Inc. makes an offer to buy your property, it acts for itself as a buyer and does not represent you in the sale. Nicholas Hedberg, a licensed California real estate salesperson, is a principal of We Sell Homes LA, Inc., and in that offer he acts for the corporation. If he or Beverly & Company is also representing you, for example under a listing agreement, he will tell you in writing about his interest in the corporation before it makes you any offer. You are welcome to have an attorney, a real estate agent or another professional review any offer or agreement before you sign it.

Real estate services such as listing a property or negotiating a short sale are different: Nicholas Hedberg and Beverly & Company represent clients only under a written agreement, such as a listing agreement, signed by the client and accepted by the responsible broker, together with the disclosures California law requires. Using this site, submitting a form, calling or texting us does not by itself make you a client.

No Guarantees

We do not guarantee the price of any offer, or any particular tax result, credit result or legal result. Whether a short sale is approved, whether a foreclosure sale is postponed, and whether any lienholder accepts less than what it is owed are decisions made by lenders, servicers, investors, trustees and other third parties, not by us.

Fees

We do not charge you a fee to ask for an offer or to talk with us about selling your property. For real estate services, we never charge an upfront fee. Any compensation for real estate services is paid to the responsible broker under a written agreement you sign, and on a short sale it is paid from the sale proceeds at closing as part of the settlement your lender approves.

Calls and Text Messages

Our forms do not ask you to agree to automated calls or texts. If you give us your phone number, you confirm that you are the subscriber or customary user of that number, and you agree to tell us if you stop using it.

• You can also ask us to stop calls or texts at any time by telling us in any reasonable way.
• Wireless carriers are not liable for delayed or undelivered messages.

Using This Site

You agree to use the site only for lawful purposes. Please do not submit information that is false or that belongs to someone else without their permission, interfere with the site’s operation or security, or use automated tools to copy or collect its content in bulk.

Our Content

The text, graphics, logos, photos and videos on this site belong to us or to the people who licensed them to us, and they are protected by copyright and other laws. You may view and print pages for your own personal, non-commercial use. Any other use requires our written permission.

Other Websites and Services

The site links to and uses services provided by others, such as government websites, map and video services and our form and messaging provider. We do not control those services and are not responsible for their content or practices, and their own terms and privacy policies apply to them.

Disclaimer

The site and its content are provided “as is” and “as available.” To the fullest extent the law allows, we disclaim all implied warranties about the site and its general information, including that it is complete or current, and we do not promise that the site will be uninterrupted or error-free.

Limitation of Liability

To the fullest extent the law allows, we will not be liable for indirect, incidental, special, consequential or punitive damages arising from your use of this website. Nothing in these Terms limits liability that cannot be limited under applicable law, including liability for fraud, gross negligence, willful misconduct or violation of law, and nothing in these Terms changes any written agreement you sign.

Governing Law

These Terms are governed by the laws of the State of California, except where the law of the state where you live requires otherwise. Any dispute about these Terms or the website will be resolved in the state or federal courts located in Los Angeles County, California, unless the law requires or allows a different place, such as the county where you live.

We may update these Terms from time to time by posting a new version on this page with a new date at the top. Changes apply to your use of the site after they are posted.
