Frequently Asked Questions

Are Lancaster houses old, and does age matter for a sale?

Lancaster's housing plan says 68 percent of its homes were built in 1980 or later. About 33 percent were built in 1990 or later. In 2020, city staff estimated fewer than 50 homes needed major rehab or replacement. So most Lancaster homes are not very old. Even so, a roof, air conditioner, or floors can wear out. We buy as-is. You do not need to replace anything before we make an offer.

I rent out my Lancaster house. What does the city ask of landlords?

Lancaster's Chapter 5.40 says owners of residential rental property need a Rental Housing Business License. The license form asks for a copy of your current rental inspection compliance certificate. It also lets the city inspect the property. The owner renews the license each year. The housing plan sets a goal of 1,000 rental inspections a year. If you want to sell a rental house, tell us. We buy as-is, with tenants or without.

What does Lancaster's Housing Code cover on my house?

The city says its code requires owners and landlords to keep housing safe and clean. That covers single-family homes, apartments, and condos, no matter when they were built. Inspectors work with owners to fix violations. The Code Enforcement page has a section on how to file a complaint. If you have a violation letter, tell us. We buy as-is, with or without one.

I got a Lancaster code violation for unpermitted work. How is that fixed?

Lancaster's Building and Safety page says to email the permit technicians at [email protected]. Send the violation notice, a permit application, and any plans. They can issue a code enforcement permit for repairs. They can also help legalize unpermitted construction. The phone is (661) 723-6144. Building and Safety needs no permit for one-story sheds up to 120 square feet. It needs none for fences under 7 feet either. We buy as-is, so you can skip all of this and sell.

Which Lancaster ZIP codes are inside the city?

LA County's ZIP table shows 93534, 93535, and 93536 as City of Lancaster. Each also covers other areas. ZIP 93534 includes unincorporated North Lancaster. ZIP 93535 includes Hi Vista, Roosevelt, and Lake Los Angeles. ZIP 93536 includes Quartz Hill, Del Sur, and West Antelope Valley. Lancaster's building office says the County Assessor map shows the city line. Send us your street address, and we will check.

How do I find the permits pulled on my Lancaster house?

Lancaster's Building and Safety page points to the City Clerk's Office. Send it a property records request. That is the route for house plans and past permits. Current permits run through the city's Accela portal. If your address will not load there, try the APN. Permit staff can help at [email protected]. You do not need old plans for us. We buy as-is.

Do newer Lancaster homes have solar, and does that change a sale?

Lancaster's housing plan says zoning requires solar on new homes. The minimum is an average of one kilowatt per house. The plan also says Lancaster Choice Energy buys power for Lancaster. So some newer Lancaster homes may come with panels. If yours has them, tell us who owns the system. Send any lease or loan papers you have. We will review them with the rest of your file.

Selling Without a Sign in Your Antelope Valley Yard

You can sell a Lancaster house to us with no agent. There is no sign in the yard. There is no photographer, no open house and no listing fee. You do not fix the roof or repaint first.

New tracts crowd the resale market

Lancaster still has a lot of open land. The city's housing plan says that supply keeps land costs down. The 2022 version also names three approved new tracts near West 40th Street, between Avenue J-8 and Avenue K. A buyer using a loan can compare your older house with a brand-new one. Not every seller wants that contest. A cash sale to us skips it.

What you skip

  • The agent's commission and listing fees
  • Repair bills and new paint
  • Showings and open houses

What you do

You tell us about the house. We make an offer. You pick the day you hand over the keys.

Why Lancaster Owners Pick a Direct Sale

Lancaster has seen booms and busts. The city's housing plan says the early 1990s brought federal cuts to aerospace and defense work. The Great Recession of 2008 then hit home values and jobs. A seller who watched those swings may not want to wait on a slow market.

The base shapes the job market

The plan calls Edwards Air Force Base a major force in the region. Firms such as Northrop Grumman and Lockheed Martin work alongside it. When a contract ends or a posting changes, a seller may need to leave by a set date. We can close on yours.

When monthly costs pinch

The plan says 39 percent of Lancaster households overpay for housing. Among lower-income households it says 58 percent. Those numbers come from federal data for about 2013 to 2018, so they are dated. A family in that spot may not be able to carry a second payment for months. A quick sale can end the strain.

Three Steps From Your Call to Closing in Lancaster

Step one: call or send the form

Give us the street address and tell us what is going on. Mention your community, such as Quartz Hill or Lake Los Angeles. Some Lancaster mailing addresses sit on county land outside the city. We check which side of the line you are on.

Step two: read your offer

Within 24 hours you get a fair cash offer. It comes with no obligation. Take your time. If it is not right for you, say no and owe us nothing.

Step three: pick your closing date

You can close in as little as 7 days. You can also choose a later date if you need time to pack. A title or escrow company handles the paperwork. We pay the usual closing costs. You pay no agent commission.

Situations We Buy In Around Lancaster

Sellers come to us for many reasons. Here are the ones we hear most often in the Antelope Valley.

Behind on the mortgage

If you have missed payments, call early. A cash sale can close in as little as 7 days. We cannot promise it will stop a sale date, so tell us your date right away.

An inherited house

Heirs sometimes live far from the valley. Lancaster grew as a city of single-family homes, so many estates include a whole house and a full garage. You can leave the keys and the contents with us.

Renters in the house

Tenants in the house do not stop us from making an offer. Tell us about the lease when you call.

Damage and empty houses

The housing plan says most of Lancaster is flat and outside flood, fire and landslide hazard areas. Even so, a burst pipe, roof leak or kitchen fire can hit any house. A house that sat empty for months can also fall behind. We buy these as they are.

What As-Is Means for a Lancaster Tract House

As-is means we buy the house the way it stands today. You do not fix, paint or clean. Most Lancaster homes are single-family houses on their own lots, so the wear is usually easy to name.

Common wear items

  • Roofs that have outlived their shingles
  • Air conditioners and coolers near the end of their life
  • Worn floors, old windows and aging water heaters

Mobile and manufactured homes

The housing plan counts 3,974 units as mobile homes or other types. That is about 7.4 percent of the city's units. The city also has a Mobile Home Park Inspections division. If you own one, tell us the park and the year. We will say plainly whether we can make an offer.

A half-done project

A room you started and never finished is fine. You do not need to finish it before we make an offer.

Joshua Trees on a Valley Lot

State law protects western Joshua trees. If one stands on your lot, read this before you pick up a chainsaw.

What the state says

The California Department of Fish and Wildlife (CDFW) says the Western Joshua Tree Conservation Act bars take, possession and sale of these trees unless the department allows it. The department's pages do not address house sales. They are about the trees.

The law changed in September 2026

CDFW's page says three new bills amended the Act in September 2026. We have not read what they changed. Rules for trimming or removing a tree may be new, so check with CDFW before you cut or move one.

The hazard permit

CDFW's FAQ describes a free hazard management permit for owners. The FAQ says it covers trimming of living trees, not removal. It also says live-tree work needs a qualified desert native plant specialist. A project that avoids the trees completely needs no CDFW permit. That FAQ may not yet reflect the new bills.

What this means for you

You do not need to clear the lot to prepare for a sale. We buy as-is, trees and all. If you want to trim or move one yourself, ask CDFW first.

Wind, Dust and Bare Dirt in the Valley

Wind is part of life in the Antelope Valley. The local air district writes rules for the dust it lifts.

What the district's rule says

The Antelope Valley Air Quality Management District defines high wind as gusts above 25 miles per hour. Its Rule 403 asks owners of bare, disturbed ground to control dust in those winds. The tools it lists include watering, chemical stabilizers and ground cover. The district's rule list shows an April 2010 date for it. Ask the district for the current text.

Who the rule leaves out

The rule exempts disturbed ground under one-half acre on land zoned for homes. That exemption does not reach disturbed ground of one-half acre or more.

If you own acreage

The county plan allows bigger rural lots in places like Lake Los Angeles. If yours has bare dirt and you got a notice, tell us. We buy as-is and you do not have to fix the ground first.

Leave Your Belongings Where They Are

You do not have to empty the house for us. Leave the furniture. Leave the garage full. Take what you want and walk away from the rest.

Bigger households, bigger piles

The city's housing plan puts the average Lancaster household at about 3.17 people. That figure is from 2014 to 2018 survey data. More people usually means more stuff. Beds, sofas, tools and boxes all stay if you wish.

No dumpster, no weekend of hauling

You do not rent a dumpster. You do not sort things into piles. We handle the cleanout after closing. Heirs who live out of town can leave the whole job to us.

One small ask

Take papers, photos, medicine and anything you could not replace. Leave the rest.

When Property Taxes Fall Behind in Los Angeles County

Missed property taxes can end in a county auction. Lancaster sits in Los Angeles County, so the county's Treasurer and Tax Collector runs that process.

The five-year clock

The county says a tax default opens a 5-year waiting period for residential property. After that, the county can sell the house at public auction. For commercial property the wait is 3 years.

Why a payment plan may not be enough

The county says all defaulted taxes must be paid in full by the last business day before the auction. It says installment payments do not stop a sale. Houses in default longer than five years are not eligible for the installment plan.

What to do

If you are close to that line, call us. A title or escrow company may be able to pay back taxes from the sale at closing. Check the county's current rules too, since details can change.

Who Handles Your Address: City, County and Assessor

Your address decides which office answers your questions. Lancaster has a city side and a county side.

The county's Lancaster office

The LA County Assessor has an office at 251 E. Avenue K-6, Lancaster, ZIP 93535. The county's locator lists the phone as (661) 940-6700 and hours of Monday to Friday, 8 a.m. to 5 p.m. Hours can change, so call first. The county lists it as a place for property tax help.

Unincorporated areas

The county's Antelope Valley Area Plan covers the unincorporated valley. It leaves out the cities of Lancaster and Palmdale. It names Quartz Hill, Lake Los Angeles and Roosevelt as rural town centers. Quartz Hill's center runs along 50th Street West. Lake Los Angeles' runs along Avenue O. The plan sets maximum rural densities from one home per acre to one per twenty acres.

What that means for a seller

On county land, the county sets planning rules. In the city, Lancaster does. We buy on both sides of the line.

Lancaster ZIP Codes and What Stands in Each

Three ZIP codes carry the Lancaster name: 93534, 93535 and 93536. The county notes that the Postal Service sets ZIP lines for mail. They do not always follow city lines. Here is how the county's list splits each one.

ZIP 93534 and North Lancaster

This ZIP covers part of the city and unincorporated North Lancaster. The county's list also shows North Lancaster inside 93535. If you live here, tell us your cross streets so we can place you.

ZIP 93535 and the east side communities

This ZIP also covers Hi Vista, Roosevelt and Lake Los Angeles. The county's list names those apart from the city. Lake Los Angeles and Roosevelt are rural town centers in the county plan.

ZIP 93536 and Quartz Hill

This ZIP covers part of the city plus Quartz Hill, Del Sur and West Antelope Valley. Quartz Hill is unincorporated. The housing plan names three approved new tracts near Quartz Hill, along West 40th Street.

Not sure which one is yours?

Send us the street address. We will tell you which side of the line it is on.

A city of single-family homes and renters

Lancaster's housing plan says 70 percent of its homes were single-family in 2018. That is up from 63.3 percent in 1990. The plan also says 46.5 percent of households rented in 2018. Owners made up 53.4 percent, down from 62.9 percent in 1990.

The plan notes that many renter households live in single-family structures. Rental houses here also need a city business license and inspections. If you own a rental house and want out, tell us your timeline.

How Lancaster's housing grew

The plan says Lancaster's population doubled from 48,000 to 97,000 between 1980 and 1990. Buyers came for lower prices than Los Angeles. It says the Antelope Valley has stayed relatively affordable. It also says the 2008 recession hit real estate values hard.

The same plan counts 68 percent of homes as built in 1980 or later. Newer homes can still need work, and we buy them as-is.

The plan counts 48,816 occupied homes in 2020. It names employers inside the city. They include Antelope Valley College, Kaiser Permanente, and BYD. BYD is the largest battery electric bus maker in North America. If a job move is why you are selling, tell us your date.

Lancaster permit basics and where to ask the city

The city's permit FAQ gives a few facts that matter to a buyer or seller.

  • A permit goes to the owner who lives there or a licensed contractor.
  • First plan review usually takes 2 to 3 weeks. Later reviews take 1 to 2 weeks.
  • A permit expires if work has not begun within 360 days.
  • Each inspection extends a permit by 180 days.

Where to ask:

  • Permit questions: [email protected] or (661) 723-6144.
  • Past permits and house plans: a property records request to the City Clerk's Office.
  • Landlord training and LAN-CAP certification: the LAN-CAP office at (661) 948-8466.

The FAQ also says fences under 7 feet need no permit. One-story sheds up to 120 square feet need none either. Additions over 500 square feet owe school fees. Those go to the Eastside Union, Lancaster, or Westside Union district.

These are city offices, not ours.
