Who We Are

los-angeles.as-ishomebuyer.com is owned and operated by We Sell Homes LA, Inc., a California corporation doing business as As-Is Home Buyer. The real estate and short sale services described on this site are provided by Nicholas Hedberg, a California real estate salesperson, DRE #02016456, licensed under Beverly & Company, DRE #02078273, the responsible broker. In this policy, “we,” “us” and “our” mean We Sell Homes LA, Inc., except that when they refer to real estate services they mean Nicholas Hedberg, licensed under Beverly & Company, the responsible broker.

Information We Collect

Information you give us

• Website forms. Our first form asks for the property address, your phone number and, if you choose, your email address. Our second form asks for your name, phone number, email address and property address, and for details about the property and your plans, such as its condition and needed repairs, whether anyone lives there, whether it is listed with an agent, when you would like to close, your asking price and the best time to reach you. We also receive anything else you type into a form.
• Calls, texts and emails. Your phone number or email address and the content of your messages and voicemails. Calls with our business phone lines may be recorded and transcribed.
• When you talk with us about selling. Information about the property and its ownership, such as its condition and photos, mortgages, liens, taxes and association dues, and the documents needed to make an offer or complete a purchase, such as a purchase agreement and the paperwork a title or escrow company requires.
• When you work with us on real estate services. Information about your loans, income, expenses and hardship, and the documents a lender or other lienholder requires to review a sale, such as bank statements, pay records, tax returns, hardship letters and signed authorizations.

Information collected automatically

• Analytics. We use Google Analytics to understand how visitors use the site. Google Analytics uses cookies and similar technology to collect information such as your IP address, device and browser type, approximate location derived from your IP address, the pages you view, how long you stay and the site that referred you.
• Hosting and security. The site is delivered through Cloudflare, which processes your IP address and request details to deliver pages and protect the site, and may set cookies used for security. Cloudflare also counts visits and measures page speed for us without using cookies.
• Content and forms from other providers. Our pages load fonts from Google, so Google receives your IP address and browser information. Some pages show a Google map that loads from Google when the page opens, so Google receives your IP address and may set cookies. Our forms are provided by HighLevel (LeadConnector), which may use cookies, device identifiers and anti-spam tools when a form loads. When you submit a form, HighLevel also records the page you were on, the referring site or ad campaign and your time zone, and it may save what you entered in your browser so our forms can fill it in on a later visit.

How We Use Information

• To respond to your request and talk with you about your property and your options for selling it.
• To call, text or email you about your request, and to honor your requests to stop.
• To evaluate your property, make an offer and, if you accept, complete the purchase with a title company, escrow company or closing attorney and the other parties involved.
• To introduce your property to real estate investors and home buyers we work with, as described below.
• To provide real estate services you engage Nicholas Hedberg and Beverly & Company for, including listing a property and communicating with your lender, servicer, other lienholders, escrow and title.
• To keep records of our communications and transactions.
• To understand how the site is used, fix problems and improve it.
• To protect against fraud, spam and misuse, and to comply with the law.

Calls and Text Messages

Our forms do not ask you to agree to automated calls or texts. If you give us your phone number or email address, we use it to call, text or email you about your request. Message frequency varies. Message and data rates may apply. Reply STOP to any text to stop our texts and automated calls, or HELP for help, and you can ask us to stop calling at any time.

Sharing your information does not give anyone permission to use automated calls or texts. The investors and buyers described below do not receive any permission from us to call or text you using automated technology.

How We Share Information

• Real estate investors and home buyers we work with. We may share your name, phone number, email address, property address and the details you give us about the property with real estate investors and home buyers we work with, so they can evaluate the property and contact you about buying it or about other ways to sell it. We may also refer you to a real estate agent or other real estate professional and share the same information with them so they can contact you. They use that information under their own privacy practices. If a page on this website said, when you sent us your information, that we would not share it with other buyers or third parties, we will not share that information with investors or buyers unless you agree.
• Service providers that help us operate the site and our business, subject to their own terms and privacy policies, such as our customer-relationship, calling, texting, email and form platform (HighLevel), telephone and messaging carriers, website hosting and security (Cloudflare), analytics and embedded content (Google), and e-signature and document storage providers.
• Parties to a purchase, as needed, such as title and escrow companies, closing attorneys, lenders that finance a purchase, inspectors, appraisers and contractors who evaluate the property, and any co-buyer or investor who takes part in the purchase, including a buyer to whom we assign our purchase agreement.
• Parties to a real estate transaction, as needed and with your authorization, such as your lender or servicer and the investor or insurer behind your loan, other lienholders, your homeowners association, buyers and their agents, and any attorney or tax professional you ask us to work with. Information you give Nicholas Hedberg and Beverly & Company as their client is not shared with investors or buyers except as your written agreement with them allows.
• The responsible broker, Beverly & Company, which supervises licensed real estate activity and keeps transaction records.
• Legal and safety reasons, when required by law, subpoena or a government request, or to protect the rights, property or safety of our customers, the public or us.
• Business transfers, if our business is reorganized, sold or merged, subject to this policy.

Cookies, Analytics and Do Not Track

You can block or delete cookies in your browser settings; the site will still work, although some features of embedded content and forms may not. To stop Google Analytics from collecting information about your visits, you can use the Google Analytics Opt-out Browser Add-on. Google, Cloudflare and HighLevel may collect information about your online activities over time and across different websites when you use sites that rely on their services. Our site does not currently respond to Do Not Track signals sent by web browsers.

Your Choices

• Texts: reply STOP. Calls: tell us, and we will stop. Emails: reply and ask us to stop, or use the unsubscribe link if one is included.
• Access, correction and deletion: you can ask what information we hold about you, ask us to correct it, or ask us to delete it by emailing [email protected] or calling (323) 622-6021. We will confirm your identity before acting, and we may keep information we are required to retain by law, such as records of a completed purchase and records of your requests to stop calls or texts. Deleting information from our records does not delete copies that investors, buyers or other parties already received from us.
• Nevada residents may send a request directing us not to sell covered information about them to [email protected].

How Long We Keep Information

We keep information for as long as we need it for the purposes described above. Listing and transaction records for real estate services are kept for at least three years from the closing, or from the listing date if the sale does not close, as California law requires of real estate brokers, and longer when another law or an open matter requires it. Records of a purchase, such as contracts and closing documents, are kept for as long as tax and other laws require. Other inquiries, including records of your consent and of any request to stop contacting you, are kept only as long as we reasonably need them, including to show that we honored your choices.

How We Protect Information

We use reasonable administrative, technical and physical safeguards, including encrypted connections to this website and access controls on the systems that hold your information. No method of transmission or storage is completely secure. Please do not send Social Security numbers, bank account numbers or loan documents through the website forms; when documents are needed, we will tell you how to send them.

Children

This website is not directed to children under 16, and we do not knowingly collect personal information from them. If you believe a child has sent us information, contact us and we will delete it.

Other Websites

Our pages may link to other websites, such as government sites, maps and videos. Their own privacy policies govern the information they collect.

Changes to This Policy

We may update this Privacy Policy from time to time. When we do, we will post the updated version on this page and change the date at the top. If a change would let us use or share information we have already collected in a materially different way, we will post a notice on the website and ask for your consent before applying the change to that information.
